Inspections of existing (non-new-construction) homes come in Standard and Advanced levels.
The Standard inspection follows the State legal minimum by checking a representative sample of windows, doors, cabinetry, and electrical receptacles, usually at least one of each per room.
The Advanced inspection inspects every window, door, cabinet, and accessible receptacle (i.e., not blocked by furniture, etc.). The Advanced inspection also comes with a 90-day Home Warranty. See Warranty Details
New construction inspections are Advanced by default but do not come with a Home Warranty.
The Standard Inspection is an acceptable choice for these situations:
- Newer (less than 15 years) homes
- You’re on a tight budget and require a lower-cost inspection
- The home is older
- The home has been remodeled
- The home has any wood windows
- You need a more accurate assessment of the home’s condition
The Advanced Inspection requires significantly more time to complete, particularly in large homes.
It’s more common to find miswired electrical receptacles in homes built prior to the late 1990s. Older homes also tend to have windows that don’t open or close well or have decay/rot.
