Home Seller's Inspection

Correct Problems Before the Buyer’s Inspector Finds Them

A home seller’s inspection’s primary goal is to create a prioritized to-do list of corrections before entering into a contract to sell the home.  This inspection gives you advance notice of problems likely to surface during the buyer’s home inspection.  You can attack defects at your convenience, according to your budget and schedule.  The inspection and report are the same as with a Home Buyer’s inspection, but with more of a focus on helping you correct issues instead of deciding whether to purchase the home. Don’t be blindsided with a list of defects that a buyer’s home inspector discovers.

You’ll have enough on your plate with the stresses of moving and purchasing another home. Fixing problems at your leisure can be less expensive and stressful than waiting until the house is under contract.

Get Top Dollar For Your Home

Homeowners grow so accustomed to their homes that they often overlook problems that are obvious to others. Simply put, the more defects that a potential buyer sees, the lower the offer. Lack of exterior maintenance, broken hardware, and other issues tend to lower a potential buyer’s enthusiasm for the property.  It sounds obvious, but a well-maintained home will simply command a higher price than a neglected one. Let me find problems and create a prioritized to-do list of repairs. As mentioned earlier, it can be less costly to address problems on your timetable instead of responding to a buyer’s repair request.

Get Move-In Certified!

I participate in the Move-In Certified program, sponsored by the world’s largest home inspection trade organization, InterNACHI. As an InterNACHI (and ASHI) Certified Inspector, I can lend additional credibility and confidence in the home’s condition through this program.  The certification program provides a means of sharing the inspection report with potential buyers and increases buyer confidence. An optional yard sign is available as well. There is no additional cost or work required on your part to participate.

See https://www.nachi.org/moveincertified/sellers for details.
